Canyon Crest and Victoria stayed tighter than the national market

Here's the thing: the national market and your local market are telling two different stories right now. Realtor.com reported that U.S. active listings topped 1.16 million homes in September. That's a lot of competition if you're selling anywhere in the country. But Canyon Crest and Victoria are not the country.

The Real Estate Data Aggregator counted just 2.4 months of supply in ZIP 92506 for the three months ending August 31, 2026. That number is down 0.8 months from the same period in 2025. And the homes available for sale dropped 22.7% year over year. So if you own here, you have less competition than you did a year ago, and far less than sellers in most of the country.

What the national picture means for buyers here

Nationally, buyers have more choices and more leverage. Realtor.com reported that 20.8% of U.S. listings took a price cut in September, the highest share since October 2022. That is not the story in Canyon Crest and Victoria. The Real Estate Data Aggregator shows 33.8% of homes here sold above list price in the three months ending August 31, 2026. That share is up 9.2 points from a year ago. So while buyers elsewhere are finding price cuts, buyers here are still competing.

Rates are part of the picture too. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. A separate report put the weekly average at 7.4% as of October 8. That raises the monthly cost for anyone financing a purchase. The Federal Housing Finance Agency put U.S. home price growth at 2.6% from July 2025 to July 2026. The Real Estate Data Aggregator shows the median sale price in ZIP 92506 rose 0.7% over the same window, so local prices moved more slowly than the national average.

Speed and contract activity

The Real Estate Data Aggregator counted 117 pending sales in ZIP 92506 for the three months ending August 31, 2026. That's down 6.4% from a year ago, so fewer buyers are pulling the trigger overall. But the ones who do move are moving fast. The share of homes that went under contract within two weeks of listing was 37.6%, up 6.4 points year over year. So the right home, priced right, is still finding a buyer quickly.

New listings are down too

The Real Estate Data Aggregator counted 138 new listings in ZIP 92506 for the three months ending August 31, 2026. That's down 11.5% from the same period in 2025. Fewer sellers are coming to market, which helps explain why supply stayed tight even as national inventory climbed. If you've been waiting to list because you thought the market was softening, the local data does not back that up.

In short
  1. Canyon Crest and Victoria had 2.4 months of supply through August 31, 2026, with inventory down 22.7% year over year.
  2. Homes sold at 99.5% of list.
  3. A third sold above list.
  4. The median was $715,000, up 0.7% from a year ago.
  5. Nationally the story is looser.
  6. Locally it is not.

One more thing worth saying: ZIP 92506 covers both Canyon Crest and Victoria, and those are not the same market. A home on one street can read very differently from the ZIP code average. The numbers above are the whole picture. Your street may be tighter or softer than that.
