Homes are moving faster here, even with more breathing room
Here is the one thing worth knowing right now. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is a real signal. But the Real Estate Data Aggregator counted homes in Downtown Riverside and Northside selling in a median 33 days during the three months ending August 31, 2026. That is 39 days faster than the same stretch last year. So this market is not moving like the national headlines.
Thirty-nine days faster than last year is not a small shift. That is the Real Estate Data Aggregator's count for ZIP 92501, which covers Downtown Riverside and Northside. Pricing still matters, though. The homes moving quickly are the ones priced right. The ones that are not will sit, and there is more supply now than a year ago.
Nearly 4 in 10 homes went pending within two weeks
The Real Estate Data Aggregator shows that 38.5% of homes in this area went under contract within two weeks of listing, up 8.5 points from a year before. That is not every home. But it tells you the better-priced listings are not sitting around. If you are buying, that matters.
More homes came to market, and fewer sold
Here is the honest part. The Real Estate Data Aggregator counted 24 homes sold in the three months ending August 31, 2026, down 46.7% from the same period last year. New listings rose 9.8% to 45. Months of supply sits at 4.7, up 1.8 months from a year ago. So there is more breathing room for buyers than there was. That is not a collapse. It is a more balanced market than this area has seen in a while.
Rates and national trends add pressure
Realtor.com reported that mortgage rates surged above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecasts a 30-year fixed rate of 7.5% for all of 2027. CNBC also cited Zillow data showing pending home sales were down 8.5% nationally in September year over year. Rates at this level slow buyers down. That is part of why fewer homes sold here than a year ago. But the homes that did sell moved fast and close to full price.
Realtor.com also reported that the median asking rent in the Riverside area was $2,104 in September 2026, up just 0.2% from a year before. For renters thinking about buying, that rent level and a 7% rate are both real numbers to weigh.
What this means if you are selling
The median sale price was $587,500, up just 0.4% from a year ago. Prices are essentially flat. Nearly 46% of homes sold above list price, but that means just over half did not. Price it right and you can still move fast. Price it high and you may end up in the 20.8% of listings nationally that had to cut. Getting the number right matters more now than it did two years ago.
What this means if you are buying
You have more choices than buyers did a year ago. Supply is up. But 38.5% of homes still went pending in two weeks. The well-priced homes in Downtown Riverside and Northside are not sitting. If you find one that fits, do not assume you have weeks to decide.
