La Sierra and Riverwalk stayed tight even as the national market loosened
Nationally, the market has been loosening. Realtor.com counted 1.16 million active listings in September 2026. Redfin reported that sellers outnumbered buyers by 62.6% that same month. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is the national picture. La Sierra and Riverwalk are telling a different story.
The Real Estate Data Aggregator counted just 35 homes for sale here for the three months ending August 31, 2026. That is down 49.3% from the same period a year before. New listings dropped 40.7% over the same stretch. So the pool of choices for buyers got a lot smaller, even as it grew nearly everywhere else in the country.
Prices held up here when they barely moved nationally
The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026. Redfin put national median sale price growth at 0.5% year over year. Here, the Real Estate Data Aggregator shows the median sale price in La Sierra and Riverwalk came in at $670,000 for the three months ending August 31, 2026. That is up 3.1% from the same period in 2025. Low supply keeps prices from sliding.
More homes sold, and they sold at asking or above
The Real Estate Data Aggregator counted 63 homes sold here for the three months ending August 31, 2026. That is up 14.5% from a year before. Pending sales hit 63 as well, up 6.8%. The average sale came in at 100.3% of list price. Nearly 4 in 10 homes, 39.7%, sold above list. That is not a market where sellers are giving ground.
What this means if you own here
With 1.7 months of supply, buyers still have very little to choose from. That keeps attention on your home when you list. Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not what the Real Estate Data Aggregator shows happening here. Prices moved up, not down.
What this means if you want to buy here
The national headlines about more inventory and slowing prices do not describe La Sierra and Riverwalk right now. Supply dropped nearly in half year over year. You will have fewer options than the broader news suggests. The Real Estate Data Aggregator shows 27% of homes went under contract within two weeks of listing for the three months ending August 31, 2026. That is down 6.9 points from a year before, so there is slightly more breathing room than last year. But this is still a fast market.
