More listings are up, but UCR & East Riverside still isn't sitting still
Here's the thing about UCR & East Riverside right now: more homes are hitting the market, rates are high, and yet the right homes are still moving fast. That combination tells you something. This is not a market that has gone quiet. It has shifted. And if you are buying or selling here, that shift matters.
These numbers cover the three months ending August 31, 2026. That is the period the Real Estate Data Aggregator counted. Rates from Realtor.com and CNBC are from September and early October 2026.
Rates crossed 7% and buyers are still showing up
Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC reported the average 30-year fixed rate hit 7.49% in the week ending October 7, 2026. That is a real cost. It slows some buyers down. But in UCR & East Riverside, the Real Estate Data Aggregator counted 96 homes sold in the three months ending August 31, 2026. That is up 7.9% from the same three months in 2025.
Sales went up even as rates climbed. That does not mean every home sold. It means the ones priced and prepared well did.
More listings, but not a flood
The Real Estate Data Aggregator counted 151 new listings in ZIP 92507 over those three months. That is up 15.3% from a year before. Homes for sale rose too, up 9.2% to 130 active listings. Months of supply came in at 4.2 months, up just 0.1 months from last year.
So buyers have more to look at than last year. But 4.2 months of supply is still not a buyer's market by any wide definition. Sellers have room, not a guarantee.
A third of homes went under contract in two weeks
This is the number that stood out to me. The Real Estate Data Aggregator found that 33.3% of homes in UCR & East Riverside went under contract within two weeks of listing. That is up 16.6 points from the same period in 2025. So even with more supply and higher rates, one in three homes here did not sit around.
That jump of 16.6 points year over year is significant. It says that well-priced, well-prepared homes are finding buyers quickly. The ones that are not priced right are likely sitting in that 43-day median.
Days on market dropped sharply
The Real Estate Data Aggregator put the median days on market at 43 days for the three months ending August 31, 2026. That is 25 days shorter than the same period in 2025. That is a big move. It tells you the homes that did sell moved faster than they did a year ago.
Price held nearly flat
The Real Estate Data Aggregator put the median sale price at $611,500 for the three months ending August 31, 2026. That is down 0.6% from a year before. So prices dipped a little. Not a drop that changes the story, but worth knowing if you are pricing a home right now.
The average sale-to-list ratio came in at 98.7%, down 0.8 points from 2025. Still close to full price. And 31.3% of homes sold above list, up 4.3 points from last year. So some sellers are still getting over asking.
What about renting instead of buying?
Some buyers at 7%-plus rates are asking whether renting makes more sense right now. Realtor.com reported that the median asking rent in the Riverside-San Bernardino-Ontario metro was $2,057 in August 2026. For 0-to-2 bedroom units across the 50 largest metros, Realtor.com put the median asking rent at $1,699, down 0.9% year over year. Rents are not climbing the way they were. That context matters when you are running the numbers on buying versus renting.
The national picture is different from what is happening here
Realtor.com reported that median list prices in the Northeast fell 3.8% year over year in September 2026. Inventory there rose 11.6%. UCR & East Riverside is not the Northeast. Our supply is up, but modestly. Our prices barely moved. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Locally, prices are nearly flat. That is its own story.
One more thing to keep in mind
ZIP 92507 covers a range of streets and property types. The detached homes in this area read differently from the condos and townhomes closer to campus. One block can have a very different story from the ZIP code average. These numbers give you the frame. Your specific address fills it in.
