Orangecrest and Mission Grove are moving faster with less room to negotiate

Here's the thing: Freddie Mac put the 30-year fixed rate at 7.28% on October 1, 2026. That is a real cost. But in the ZIP code that covers Orangecrest and Mission Grove, demand has not backed off. The Real Estate Data Aggregator counted 96 homes sold in ZIP 92508 in the three months ending July 31, 2026, up 12.9% from the same period a year before. Inventory is down 17.5% from a year ago. So buyers are paying more to borrow and still competing.

That 100.2% sale-to-list figure, reported by the Real Estate Data Aggregator, means sellers are getting slightly above their asking price on average. That does not happen when demand is soft. It happens when the home is priced right and buyers have few other options. With only 2.1 months of supply, there is not much to choose from.

Homes are going fast when priced right

The Real Estate Data Aggregator counted 44.1% of homes in ZIP 92508 going under contract within two weeks of listing. That is up 29.8 points from the same period a year ago. So nearly half of what hits the market is gone in two weeks. If your home sits longer than that, price is almost always the reason.

The above-list sales tell a similar story. The Real Estate Data Aggregator found that 39.6% of homes in ZIP 92508 sold above list price, up 11.4 points from a year before. That is not every home. But it is a real share, and it is growing.

What rates mean for buyers here

Freddie Mac reported the 30-year fixed rate at 7.28% on October 1, 2026. That is the payment reality right now. The National Association of Realtors reported that existing-home sales nationally dropped 2.0% in August 2026. But locally, the Real Estate Data Aggregator shows pending sales in ZIP 92508 at 102, up 4.1% from a year ago. So Orangecrest and Mission Grove buyers are still moving, even with rates where they are.

How this ZIP compares with the rest of Riverside

Not every part of Riverside looks like this. The Real Estate Data Aggregator shows months of supply ranging from 2.1 months in ZIP 92508 to 4.7 months in ZIPs 92501 and 92507. That is a meaningful gap. A tighter market means less room to negotiate and faster decisions.

The price picture is a little mixed

The median sale price in ZIP 92508 came in at $749,500, according to the Real Estate Data Aggregator. That is down 3.9% from a year before. So prices dipped a little even as speed and competition picked up. What that tells you: buyers are active, but they are also paying attention to value. Overpriced homes are not getting the same result as well-priced ones. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026, so the national trend is up, even if this ZIP saw a dip.

What is being built in Riverside right now

New supply is not just about resale homes. The Raincross Gazette reported on September 3, 2026 that a mixed-use development project in Riverside will add 64 total units, with 10 of those set aside as affordable apartments. The affordable portion alone is expected to cost $5.7 million. Projects like this add to the overall housing count, but they take time and do not change what is available to buy today.

One more thing worth knowing

The Real Estate Data Aggregator counted 804 new listings across all seven Riverside ZIPs in the three months ending July 31, 2026, up just 0.2% from a year ago. Supply is barely growing. That keeps the pressure on buyers and gives sellers who price correctly a real edge.

In short
  1. Orangecrest and Mission Grove are among the tightest parts of Riverside right now.
  2. Two months of supply, 30 days to sell, and sellers averaging above list.
  3. Rates are high at 7.28% per Freddie Mac, but competition has not gone away.
  4. One street can read very differently from the ZIP as a whole, so your specific block matters.
