Orangecrest and Mission Grove moved faster even with rates above 7%

Here's the thing: rates went up and homes still sold faster. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That's a real payment hit. But the Real Estate Data Aggregator counted 100 homes sold in Orangecrest and Mission Grove in the three months ending August 31, 2026. That's up 26.6% from the same stretch a year before. So buyers didn't stop. They adjusted.

The Real Estate Data Aggregator put median days on market at 31. That's 19 days shorter than the same period in 2025. Nineteen days. That's not a small shift. If you're selling, that means less time carrying the home. If you're buying, it means less time to think.

The Real Estate Data Aggregator shows 41.1% of homes went pending within two weeks of listing. That's up 25.2 points from a year ago. So nearly 4 in 10 homes here didn't even sit a full two weeks before going under contract. That's the pace sellers need to plan for, and buyers need to respect.

Prices dipped a little. Everything else tightened.

The Real Estate Data Aggregator shows the median sale price came in at $755,000, down 2.6% from the same period last year. So prices gave a little ground. But look at what tightened at the same time. Homes for sale dropped 12.5% year over year, to 70 active listings. Supply fell to 2.1 months, down a full month from 2025. And 39% of homes sold above list price, up 12.4 points from a year ago. A small price dip with tighter supply and more above-list sales tells you buyers are still competing.

The national picture is different from what's happening here.

Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. That's a softer national market. But the Real Estate Data Aggregator numbers for Orangecrest and Mission Grove point a different direction: more sales, fewer listings, faster closings. What's happening nationally isn't always what's happening on your street.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they were up 0.3% in July, seasonally adjusted. That's slow, steady national movement. Here in the 92508 ZIP code, the Real Estate Data Aggregator shows the local story moved faster and tighter than those national averages suggest.

What this means if you're selling

The Real Estate Data Aggregator shows homes averaged 99.9% of list price at sale. That's almost exactly list. Price it right and you'll get close to what you asked. Price it high and you risk sitting, because buyers with payments above 7% are doing the math carefully. The homes that sold above list, that 39%, got there by being priced where the market actually was.

What this means if you're buying

Two months of supply is not a lot of room. The Real Estate Data Aggregator counted 70 homes for sale against 100 sold in the same period. That's tight. With 41.1% of homes going under contract in two weeks, you don't have much time to circle back. Yes, rates are above 7% per Realtor.com. That's a real cost. But waiting for the market to slow down here hasn't been the winning move.

In short
  1. The Real Estate Data Aggregator counted 100 homes sold in Orangecrest and Mission Grove in the three months ending August 31, 2026, up 26.6% from a year ago.
  2. Median days on market fell to 31, down 19 days.
  3. Nearly 4 in 10 homes went pending within two weeks.
  4. Prices dipped 2.6% to $755,000, but supply stayed tight at 2.1 months.
  5. This market moved faster even as Realtor.com reported rates crossing back above 7%.

One more thing: these are ZIP code numbers. The Real Estate Data Aggregator covers all of 92508. One street or one price range can read very differently from the whole. If you want to know what's happening specifically where you are, or at your price point, that's a different conversation.
