Orangecrest and Mission Grove moved faster even with rates above 7%
Rates are high. That part is real. Redfin put the weekly average at 7.4% as of October 15, 2026, the highest in three years. Realtor.com reported rates climbed above 7% for the first time since January 2025. So you would expect buyers to slow down. In Orangecrest and Mission Grove, they did not.
The Real Estate Data Aggregator counted that 41.1% of homes in ZIP 92508 went under contract within two weeks of listing, for the three months ending August 31, 2026. That is up 25.2 points from the same months in 2025. Nearly 4 in 10 homes were gone before most buyers even got a second look.
Sales volume jumped, inventory did not
The Real Estate Data Aggregator counted 100 homes sold in ZIP 92508 for the three months ending August 31, 2026. That is up 26.6% from the same period a year before. At the same time, homes for sale dropped 12.5% year over year, down to 70. More buyers, fewer choices. That combination is what drives speed.
Prices dipped a little, but sellers still got close to full ask
The median sale price in ZIP 92508 came in at $755,000 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 2.6% from the same months in 2025. So prices did soften a bit. But here is the thing: sellers still averaged 99.9% of list price, up 0.5 points from a year before. And 39% of homes sold above list price, up 12.4 points year over year. A small dip in median price does not mean sellers are giving things away.
What the national picture says about rates
Nationally, Redfin reported the typical homebuyer's monthly payment hit $2,777, the highest on record except for the week before. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.5% for all of 2027. Realtor.com reported 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national story. Orangecrest and Mission Grove are running a different one right now.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The median sale price in ZIP 92508 fell 2.6% over the same stretch. So this part of Riverside moved in its own direction, not with the national average.
What this means if you are buying or selling here
The Real Estate Data Aggregator shows supply at 2.1 months in ZIP 92508. That is lean. Median days on market dropped to 31, which is 19 days faster than the same period last year. New listings were up 17.6% year over year, so more sellers are coming in. But more buyers are absorbing them. Pending sales ticked up 2.3% to 90 homes.
If you are selling, pricing matters more than ever. At 99.9% sale-to-list, the market is not leaving room for padding. If you are buying, 31 median days on market is an average. Some homes in Orangecrest or Mission Grove move much faster than that, and some sit longer. One street can read very differently from the ZIP code as a whole.
- Rates above 7% slowed buyers nationally.
- In Orangecrest and Mission Grove, the Real Estate Data Aggregator shows the opposite happened: more homes sold, fewer sat, and nearly 4 in 10 went under contract within two weeks.
