Canyon Crest and Victoria stayed tight even with rates above 7%
CNBC reported the average 30-year rate climbed to 7.49% as of October 7, 2026. That is the number every buyer in Canyon Crest and Victoria is living with right now. You might expect that to slow things down. It has not done much of that here.
The Real Estate Data Aggregator counted 139 homes sold in ZIP 92506 during the three months ending August 31, 2026. That is up 3.7% from the same three months in 2025. More homes sold, even as rates pushed higher.
Two and a half months of supply is tight. The Real Estate Data Aggregator shows that number dropped another 0.8 months from a year ago. At the same time, new listings fell 11.5% and total homes for sale dropped 22.7%. So buyers are competing for less inventory, not more.
How fast are homes actually moving?
The Real Estate Data Aggregator shows the median days on market was 41 days, which is 8 days shorter than the same period last year. Nearly 4 in 10 homes went under contract within two weeks of listing. That share rose 6.4 points from a year ago. So the homes that are priced right are not sitting.
What did sellers actually get?
The Real Estate Data Aggregator put the median sale price at $715,000 for the three months ending August 31, 2026. That is up 0.7% from the same period in 2025. Not a big jump, but it held. The average sale-to-list ratio came in at 99.5%, up 0.2 points from a year ago. Sellers are not giving much away.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Canyon Crest and Victoria came in below that national pace, but prices here still moved up.
What the national picture looks like
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is not what the Real Estate Data Aggregator is showing here. In ZIP 92506, nearly 34% of homes sold above list price, up sharply from a year ago. Those are two very different stories.
CNBC also reported that purchase mortgage applications declined 2% for the week. Buyers are feeling the pressure of 7.49% rates. But in Canyon Crest and Victoria, the inventory shortage is doing more to shape the market than the rate level is.
What this means if you are buying
Higher rates are real. But 2.4 months of supply means you are not walking into a lot of choices. The homes that are priced well are going fast, and more than a third are going above asking. You are not getting a soft market here just because rates are up.
What this means if you are selling
Pricing still matters a lot. The homes going under contract in two weeks are the ones priced to match what buyers can actually borrow at 7.49%. The ones priced too high are the ones sitting past 41 days. That gap is real, and it is wider than it looks from the averages alone.
- The three months ending August 31, 2026 showed Canyon Crest and Victoria holding steady.
- The Real Estate Data Aggregator counted 139 sales, 2.4 months of supply, a $715,000 median, and 37.6% of homes going under contract within two weeks.
- Rates at 7.49% are a real cost.
- But low inventory is still driving the terms here.
One more thing: ZIP 92506 covers a lot of ground. Canyon Crest proper and the Victoria area can read very differently from each other, and one street can look nothing like the ZIP-wide numbers. If you want to know what your specific block is doing, that is a different conversation.
