Central Riverside still moved fast, even with rates above 7%
Rates topped 7% in September 2026, according to Realtor.com. That is the first time since January 2025. CNBC reported the average 30-year fixed rate hit 7.30% on conforming loans, and Mortgage News Daily put it even higher at 7.58%. That is a real headwind. But the Real Estate Data Aggregator numbers for Central Riverside and the Wood Streets tell a different story than you might expect.
The Real Estate Data Aggregator counted 81 homes sold in this area in the three months ending August 31, 2026. Just over half of them closed above asking price. That share is up 8.3 points from the same period a year ago. So buyers were not backing off. They were competing.
The median sale price came in at $650,000, up 4% from a year ago, per the Real Estate Data Aggregator. Homes sold in a median of 36 days, which is 4 days faster than the same stretch in 2025. The average home sold at 99.4% of its list price. That is down only 0.9 points year over year. In a 7% rate environment, those are solid numbers.
Speed is the other story
The Real Estate Data Aggregator found that 40.5% of homes went under contract within two weeks of hitting the market. That is up 8.5 points from a year ago. So the right home, priced right, is still moving quickly. The homes that are not priced right are the ones sitting.
Inventory is tight, and that is keeping things competitive
The Real Estate Data Aggregator counted only 78 homes for sale, down 21.2% from a year ago. At the same time, 84 homes went pending. More homes went under contract than were available. That imbalance is part of why so many homes are selling above list. Supply held at 3 months, unchanged from a year ago, which keeps this a competitive market for sellers.
New listings dropped too. The Real Estate Data Aggregator recorded 105 new listings, down 7.1% from the same period in 2025. Fewer sellers are coming to market. That keeps pressure on buyers who are already dealing with higher rates.
What this means if you are selling
Pricing still matters. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not what we saw in Central Riverside overall, but it is a warning. Homes priced too high are sitting. Homes priced right are getting multiple offers and closing above list.
What this means if you are buying
You are buying into a 7% rate market. That is the reality. But waiting has not made homes cheaper here. The median price is up 4% year over year, per the Real Estate Data Aggregator. And nearly 4 in 10 homes go pending within two weeks. If you find the right home, you need to be ready to move.
For context, Realtor.com reported the broader Riverside-San Bernardino-Ontario metro median home price at $584,984 in September 2026. Central Riverside and the Wood Streets came in higher than that at $650,000. This area is its own market.
- Rates above 7% did not slow Central Riverside and the Wood Streets much.
- More than half of homes sold above list.
- Nearly 4 in 10 went pending in two weeks.
- Prices are up 4% year over year.
- Supply is tight.
- The homes that moved did so because they were priced correctly from the start.
One thing worth saying: these are ZIP code numbers for the three months ending August 31, 2026. One block in the Wood Streets can read very differently from the ZIP as a whole. A home on one street may have sold faster or slower, higher or lower, than these averages suggest.
