Real estate, La Sierra & Riverwalk

Realtor.com reported the 30-year fixed rate hit 7.40%, the highest in 35 months. That is a real number. It changes what buyers pay every month. But in La Sierra and Riverwalk, it did not stop homes from selling. The Real Estate Data Aggregator counted 63 homes sold here in the three months ending August 31, 2026. That is up 14.5% from the same three months in 2025. If you own here, that tells you something. If you want to buy here, it tells you something too.

Homes sold above list price. That is not a typo.

The Real Estate Data Aggregator put the average sale-to-list ratio at 100.3% here. That means the typical home sold for more than its asking price. Nationally, Realtor.com reported 20.8% of listings saw price cuts in September, the highest share since October 2022. Here, the Real Estate Data Aggregator found that nearly 4 in 10 homes, 39.7%, sold above list. Those two markets are moving in different directions.

What higher rates actually did here

CNBC reported the average contract rate for 30-year conforming loans hit 7.49% last week. That slows buyers. CNBC also reported mortgage purchase applications fell 2% for the week. You can see a small echo of that in La Sierra and Riverwalk. The Real Estate Data Aggregator found that 27% of homes went under contract within two weeks of listing. That is down 6.9 points from a year before. So the sharpest edge of competition softened a little. But 1.7 months of supply is still very tight. Most balanced markets sit closer to 5 or 6 months.

New listings dropped sharply. That is the supply problem in one number.

The Real Estate Data Aggregator counted 51 new listings in La Sierra and Riverwalk in the three months ending August 31, 2026. That is down 40.7% from a year before. Fewer sellers listed. Buyers still showed up. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. In La Sierra and Riverwalk, the Real Estate Data Aggregator put the gain at 3.1% over the same window. Local prices kept pace with, and slightly beat, the national trend.

What this means if you own here

Low supply is still doing the work that a slower rate environment used to do. The Real Estate Data Aggregator shows pending sales at 63, up 6.8% from a year before. Buyers are still making offers. If you are thinking about selling, the market here is not the market you read about nationally. That said, the 27% who went under contract fast is down from before. Pricing still matters. A home priced right moves. One priced over list can sit.

What this means if you want to buy here

Realtor.com put the 30-year rate at 7.40%. CNBC put the conforming loan average at 7.49%. Those are real costs you carry every month. And with 1.7 months of supply, you still face real competition. The Real Estate Data Aggregator shows homes here took a median of 34 days to sell. That is not instant, but it is not slow either. Know your number before you make an offer. Sellers here are still getting over asking.
