Riverside inventory is tighter than the national market
As of October 4, 2026, the National Association of Realtors put the U.S. months of supply at 4.9, the highest level in over ten years. In Riverside, the Real Estate Data Aggregator counted supply at 2.1 months in Orangecrest and Mission Grove, and 2.3 months in Canyon Crest, Victoria Woods, Downtown, and the Wood Streets, for the three months ending July 31, 2026. That is less than half the national figure. Buyers still have choices. But in several core Riverside neighborhoods, they do not have a lot of them.
So what does that mean for you? Tighter supply puts sellers in a stronger position on pricing, but it does not mean any price works. Prep and positioning still matter. A home priced right in a low-supply neighborhood moves. One priced wrong sits, even when there is not much else to choose from.
What is happening across Riverside neighborhoods
Not every part of Riverside reads the same. The Real Estate Data Aggregator tracked the three months ending July 31, 2026 across seven ZIP codes. Here is what stood out.
Orangecrest and Mission Grove: the tightest supply in the market
The Real Estate Data Aggregator counted 2.1 months of supply in ZIP 92508, which covers Orangecrest and Mission Grove, for the three months ending July 31, 2026. That is down 0.8 months from the same period last year. Homes for sale dropped 17.5% year over year, to 66 active listings. At the same time, 96 homes sold, up 12.9% from a year before. The median sale price came in at $749,500, down 3.9% from last year. So more homes sold, fewer were available, and prices dipped a little. That combination tells you demand is real, but buyers are still watching what they pay.
One more number worth noting: the Real Estate Data Aggregator found that 44.1% of homes in 92508 went under contract within two weeks of listing. That is up 29.8 points from the same period in 2025. When nearly half the homes are gone in two weeks, being ready to move matters on both sides of the transaction.
Canyon Crest and Victoria Woods: low supply, steady prices
ZIP 92506, which covers Canyon Crest and Victoria Woods, came in at 2.3 months of supply for the three months ending July 31, 2026, per the Real Estate Data Aggregator. That is down 0.6 months from a year ago. Homes for sale fell 27.1% year over year, to 97 listings. The median sale price was $725,000, up 0.7% from last year. Prices held. Supply shrank. And 34.9% of homes sold above list price, up 8.7 points from the year before.
Downtown and the Wood Streets: a different picture
ZIP 92501, which covers Downtown and the Wood Streets, is telling a different story. The Real Estate Data Aggregator counted 4.7 months of supply for the three months ending July 31, 2026, up 2.5 months from a year ago. That puts this area above the national average. Only 24 homes sold, down 54.7% from the same period in 2025. The median sale price was $547,500, down 6.4% year over year. This is a smaller, less liquid part of the market. Fewer sales, more supply, and prices under some pressure. That does not mean nothing is moving. The median days on market was 31 days, 25 days shorter than last year. And 54.2% of homes sold above list price, up 14.6 points. So the homes that did sell, sold well. The ones that did not sell are sitting.
The wider market: rates are up, and that matters
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year came in at 6.60%. Realtor.com reported that rates surged above 7% for the first time since January 2025, up nearly 40 basis points over the prior four weeks. That affects what buyers can afford, which affects what sellers can realistically ask. It does not stop sales. The Real Estate Data Aggregator counted 651 homes sold across the Riverside primary market for the three months ending July 31, 2026, essentially unchanged from a year ago. But it does mean pricing has to be honest.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Quarter over quarter, prices rose 0.3%. Nationally, prices are still moving up, just slowly. In Riverside, the story depends a lot on which neighborhood you are in.
What this means if you own in Riverside
Most of Riverside's core neighborhoods have less than three months of supply. That is a real advantage for sellers, but it is not a blank check. Rates at 7.28%, per Freddie Mac, are keeping some buyers on the sideline. The ones who are active are paying attention to price. A well-priced home in Orangecrest, Mission Grove, Canyon Crest, or Victoria Woods is moving. A home priced over what the market will bear is sitting, even with thin competition.
- Riverside has less than half the national supply in several neighborhoods.
- Homes are selling, and many are selling above list price.
- But rates are at 7.28% and buyers are not ignoring that.
- Pricing and prep still decide the outcome.
- One street can read very differently from the ZIP code around it.
