Riverside inventory is tighter than the U.S. even with rates above 7%
Here's the thing. Rates are high. Freddie Mac put the 30-year fixed at 7.40% as of October 8, 2026. That is real, and buyers feel it. But in Riverside, inventory keeps shrinking anyway. The Real Estate Data Aggregator counted 590 homes for sale across the city in the three months ending August 31, 2026. That is down 19.2% from the same period a year ago. Fewer homes, more buyers competing for them. That is the story right now.
Compare that to the national picture. The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Riverside is running well below that in most ZIP codes. So while the U.S. is loosening up a little, Riverside is still tight.
Sold and pending numbers say buyers are still active
The Real Estate Data Aggregator counted 659 homes sold and 655 pending across Riverside in the three months ending August 31, 2026. Sales were up 2.6% from the same period in 2025. Pending sales were down 5.1%, so not every direction is up. But 655 homes under contract tells you buyers are still writing offers.
What rates above 7% actually mean for this market
Freddie Mac also reported the 15-year fixed at 6.73% as of October 8, 2026. Neither rate is easy. Nationally, Redfin reported that 21% of U.S. home sellers dropped their asking price in the past four weeks. That is a real signal that some sellers are overpricing. In Riverside, sellers who price right are still getting close to full list. The numbers below show how close.
How each part of Riverside is reading
Not every neighborhood is the same. The Real Estate Data Aggregator breaks this out by ZIP code. Here is what each one showed for the three months ending August 31, 2026.
The tightest spots in Riverside right now
ZIP 92505 had just 1.7 months of supply, according to the Real Estate Data Aggregator. That is very lean. Sellers there averaged 100.3% of list price, meaning buyers were paying slightly over asking on average. ZIP 92508, which covers Orangecrest and Mission Grove, had 2.1 months of supply and the highest median sale price at $755,000. It also had the fastest median days on market at 31 days. Both of those ZIP codes saw inventory drop sharply from a year ago.
Where things are a little softer
ZIP 92501, which covers Downtown Riverside and the Wood Streets, had 4.7 months of supply. That is the loosest in the city, and it is the only ZIP that saw sales fall sharply, down 46.7% from a year ago according to the Real Estate Data Aggregator. Only 24 homes sold there in the period. That said, the homes that did sell averaged 99.9% of list price, and 45.8% sold above list. So even the softer ZIP is not giving much away.
ZIP 92507 had 4.2 months of supply and the lowest sale-to-list ratio at 98.7%. Median price there dipped 0.6% from a year ago. Not a collapse, but worth knowing if you are pricing a home in that area.
Above-list sales are up almost everywhere
Even with rates above 7%, the share of homes selling above list price rose in six of the seven ZIP codes compared to a year ago. The Real Estate Data Aggregator showed ZIP 92503 up 13.7 points, ZIP 92508 up 12.4 points, and ZIP 92506 up 9.2 points. ZIP 92505 was the only one that dipped, down 0.3 points, which is basically flat. So buyers are not getting big discounts. Nationally, Redfin reported that 21% of sellers cut their price. In Riverside, most sellers are holding.
Homes going under contract fast
The Real Estate Data Aggregator tracks how many homes go under contract within two weeks of listing. In ZIP 92508, 41.1% did, up 25.2 points from a year ago. In ZIP 92504, 40.5% did, up 8.5 points. ZIP 92501 had 38.5% go under contract that fast, up 8.5 points. That is a real sign of demand. When more than a third of homes are under contract within two weeks, buyers do not have long to think.
What this means if you own a home here
Inventory is down 19.2% citywide. That is a meaningful shift. It means fewer homes competing with yours. Well-priced homes are still selling close to or above list, and many are going under contract in two weeks. The rate environment is real, but it has not stopped buyers in Riverside from acting.
If you are a buyer, you have more options than the tightest years, but do not expect to negotiate hard in ZIP codes with under 2.5 months of supply. The data does not support that strategy in most of Riverside right now.
